You’re trying to sell a house in Birmingham and it just won’t sell?
You’re probably well aware that the property market is in an uncertain phase at the moment. If you’re trying to sell a house in Birmingham and not getting any offers, the likely reasons might be staring you in the face.
Buyers are holding off, not sure whether to commit to buying a house where the property market could well take a nose-dive. The last crash in 2008- 2009 is still in our minds and anyone who got hurt in that will be more careful this time.
First time buyers are being equally cautious as many of them are getting mortgages to the maximum their finances will allow and and the prospect being stuck in negative equity in a property they can’t see themselves staying in for the long term is unappealing. Especially if they have a young family.
Here are a few things that might help you sell your house in Birmingham.
Small things to help sell your house in Birmingham
Make necessary improvements.
Unfixed stuff scares buyers. Make it look like you’ve been a responsible property owner and get all the little details fixed. It stops buyers wondering what else they’ll discover once they move in and how much time, effort and money it’s going to cost them.
Buyers might be stretching their cash reserves to buy this home. They don’t want to have to spend more than they have to on improvements . Get those little jobs done that you’ve been ignoring for the last few years!
Don’t make too many improvements.
At the other end of the scale, we often see over-improved properties – where the owners have gone too far. With the best of intentions, exceptional craftsmanship and true artistic talent, they really go over the top. But it’s difficult to exceed what the market is willing to pay and you won’t necessarily get that money back. Plus, most buyers want to add their own touch. Get rid of all the clutter and leave it “neutral”.
Style and design matters.
If you’ve been living there for years, there are probably things that you don’t notice that would put buyers off but they’ll be too polite to mention it to you. Both inside and out, kerb appeal is also as important as the inside – so don’t neglect one part of the property to improve another. Give buyers a cohesive impression of great style and make it easy for them to see themselves living there without having to completely re-do everything.
Paint the walls, tidy up the garden, clean the carpet. (You might not notice that smell but they will) and most of all – keep it immaculately clean. Consider hiring professional cleaners and maybe even a designer to help tastefully stage the property.
Pricing matters a lot.
If you’re getting a lot of interest but no offers, you might be a bit high in price. If your best efforts to advertise your property aren’t working, you’re probably overpriced. Especially in this market.
Every property will sell – eventually.
There’s no magic formula – but you have to be realistic with the price. If you need a certain price to pay off your mortgage but no one is willing to pay that, you might have to look at another option. We can help you if your property has little or no equity.
If you need to sell a house in Birmingham or the West Midlands, we can help you. We buy houses in Birmingham, the West Midlands and lots of other areas.
Use an agent or sell your house yourself?
Needless to say… Using the wrong agent can slow things down and cause frustration. If you need to sell quickly… A house buying company might be an option.
