Q:  Are you actually buying or listing my house as an agent?

A:  We’re not estate agents.  We buy houses that fit our buying criteria. From there we may repair the house, resell it to another home owner or keep it as a rental ourselves. If it doesn’t fit our buying criteria, we can find a buyer for your property based on your particular circumstances so there are more ways we can help you get your house sold and with no fees or commission for you to pay. Q:  How are you different to other property buying companies?

A:  Many of these companies offering fast sales do so at very reduced prices. Meaning to sell your house quickly, you would have to accept around 70% of the value of the house. While we could do that if that’s what you need, it is not our preferred way of buying houses. We would rather you get what your property is worth.

Q:  What do you pay for properties?

A:  We have a few different ways to purchase a house and will  tailor our offer to match your circumstances so it is suitable for you. If you can’t accept our offer or don’t have enough equity to be able to sell it to us at what we can pay for it, we can still buy your house in a different way, by agreeing on the terms of the sale so it suits both you and us. This way we have the flexibility to pay a higher price and can pay the full market value of your property. We can go into the details when we talk to you.

If you’re going through a repossession, the chances are, you don’t have a lot of equity… so we can often negotiate with the lender for a discount on the property. In the end, we have to be able to make a profit on a property but that doesn’t mean you have to sell it for a low price. By agreeing on mutually beneficial terms for the sale,  we can pay what the house is worth and give you an immediate solution for your property problem.

Q:  How do you determine the price to offer on my house?

A:  Great question and we’re an open book… so I’m glad you asked.  Our process is rather simple. We look at the location, what repairs are needed, condition, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up.  So, we take everything into consideration… and come up with a fair price that works for us and works for you too.

Q:  Are there any fees or commissions to work with you?

A:  There are NO fees or commissions to work with us.  We’ll make you an offer, and if its a fit… we’ll buy your house (and we’ll often pay for the selling costs too!).  No hassle. No fees.  We make our money after we pay for repairs on the house (if any) to fix it up so it’s nice and pretty… market the house, and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and most times with cash in your hand if you have equity).

Q:  How are you different to estate agents?

A:  Estate agents list properties and hope that someone will buy them. The average time to sell a property in many markets right now is 6-12 months (outside London and the South-East).  As you know, you pay a commission as a percentage of the sales price when you work with an estate agent. Agents provide a great service for those that can wait 6-12 months to sell if necessary and who have room to pay the commission on the sale.  Our company actually buys houses. We don’t list houses.  Since we’re actually the one buying the house from you, we can make a decision to buy your house within a couple days (sometimes the same day).  Again, we make our living by taking the risk to buy the house, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).

Q:  Will you pressure me to sell to you if I submit my info?

A:  There is no obligation for you to sell your house to us. None at all. Once you tell us a bit about your property, we’ll take a look at things, set up a call with you to find out a bit more about it, and make you an offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
