Renting Your House Out If It Didn’t Sell
If you are considering renting your house out because you’ve been unable to sell it, there are other ways to sell your property and not have to become someone’s landlord.
You can sell it to a working tenant who earns enough to be able to buy it from you at a later date. The good thing about that is that they look after the house as if it were their own, because they are moving in as future buyers, not normal tenants.

These “Tenant/Buyers” want to live in a home they can call their own, but don’t qualify for a mortgage right now. That means they could be interested in buying your house from you on a “Rent to Buy” basis.
They can afford the monthly payment and would usually be able to qualify for a mortgage within 1 to 3 years to buy it from you.
These buyers will pay full market value for your house, maintain the property themselves during the rental period and then buy it as soon as they can. They also tend to take better care of the property than normal tenants because they are moving into it as future buyers so they see it as their home, not a rental house.
You won’t be their landlord either! You will have a written agreement with them that makes them responsible for the repairs to the house. So if the boiler breaks down, they have to fix it or if the toilet gets blocked, they don’t call you. It saves you the from the stress of being a landlord.
And if the worst happens and they don’t pay, they lose their right to buy it and they can be evicted. (we can help with this if this happens). The beauty of this system is that, because they are moving in as future buyers, they are much less likely to default as they lose their right to buy it…. so it’s a lot safer.
What this means for you
If you would like to sell your house but can’t find a buyer, you can get a buyer now who will look after your property, pay on time and then buy your house from you, without you having to be responsible for all the “landlord stuff”.
