1. How fast do you need to sell? 

This is one of the most important first decisions you need to make… because this really dictates what options you really have. If you have more time… there are more options open to you.

If you have less time… your options are fewer… but there’s no need to panic, you still have options.

If you need to sell in less than 2 months or less, that might not be enough time to list your house with an estate agent.  You’ll likely have to try to sell the house yourself if you can, or sell your house to a house buyer like House and Flat Buyers 

2. How much do you need to sell your house for? 

Think about how much do you really NEED… rather than what you would like to get in an ideal world. If the price you need to get doesn’t leave anything to pay the estate agents commission, would you still be able to pay it? If not, you might have to look at other options.

If you do have to sell your house quickly, and can’t afford to list it with an estate agent… work out what you need to get out of the house sale in order to pay off the essential things, and then how much you need for your next move.

If you’re behind on the mortgage, talk to your bank if you’re unable to keep making the payments. Before you get to the repossession stage…. you should talk to your lender to see if they have any mortgage relief programs.  Some banks offer assistance or can at least guide you in a direction to get help. If you are behind on the mortgage, selling the property quickly could save further damage to your credit record. 

If time is a major issue, or you’ve had a change in life circumstances, and you don’t have the luxury of putting it with an agent and waiting for the best offer… There are other ways of achieving a fast solution to your problem without having to sell at a discounted price.
